The Project

This unique project restored the historic Bohn Motor Co. building that sat dilapidated and vacant and transformed it into a vibrant community health facility to help highest-risk populations fighting addiction, HIV/AIDS, and homelessness. Odyssey House Louisiana (Odyssey) is a Federally Qualified Health Center (FQHC) and the state’s largest substance abuse treatment program provider, delivering detox, treatment, behavioral and medical healthcare, life skills, counseling, and case management.

This 42,606 SF renovation project was a collaboration between developer Gulf Coast Housing Partners, a New Orleans based nonprofit real estate development company, and property owner the Rhodes Family, operators of one of the oldest African American owned funeral homes in New Orleans. Odyssey is leasing about 90% of the space for clinical and active treatment with the remainder to be used as commercial retail space for local area businesses.

The new facility will address systemic healthcare inequities faced by El Paso’s Native American and Hispanic citizens with construction of a new, state-of-the-art medical center providing medical, dental, behavioral health and community-based services.

The Project

The Ysleta del Sur Pueblo (YDSP) is a U.S. federally recognized Native American tribe and sovereign nation. Their constrained, outdated medical clinic was unable to serve nearly 40% of its low-income tribal members.

The project will construct and equip a new 78,100 SF healthcare facility with a 54,000 SF medical clinic, 3,375 SF community meeting room, 525 SF community kitchen, and 20,200 SF of space for the YDSP Department of Health Services administrative offices.

The new clinic will provide medical services to all tribal members and allow the tribe to expand care to non-tribal residents in the Medically-Underserved community surrounding the Pueblo. The new clinic will offer primary care (adult and pediatric), dentistry, eye care, chronic disease management, cancer prevention, and an onsite pharmacy and laboratory. To treat the whole person, the clinic will provide mental health and social services, including alcohol and substance abuse treatment.

A Public Health Nursing and Nutrition Program will be added to assist, educate, and improve the health of tribal members through health screenings and trainings, supporting case management, and planning/producing educational programs and materials. Additionally, a new Community Kitchen will host instructional healthy cooking classes for the Tribe and El Paso community.

Community Impact

The project will serve 11,997 unique patients per year by 2028, up from 2,418 in 2019.

New pharmacy serving 8,129 persons, up from 2,067 in 2019, with prescriptions growing from 17,070 in 2019 to 269,190 in 2028.

The Ronald McDonald House Charities of New Mexico (RMHC-NM) will occupy one floor, providing a home-away-from-home for families from across New Mexico who must bring their children to Albuquerque for life-saving medical treatment. The dedicated RMHC-NM floor will contain a lounge/ living room, community kitchen, admin offices, and laundry services, along with 15-20 rooms.

A skybridge will directly connect Presbyterian Hospital to the Suites, giving families of patients and employees of the Hospital seamless, 24/7 access to a reduced-stress environment that has proven to provide better healing outcomes.

Natureplex is a small, family-owned manufacturer of value-priced over-the-counter pharmaceuticals. With limited growth capacity in its current facility, this project renovated and equipped a 259,760 SF industrial warehouse to create a manufacturing, distribution, and research center in a severely distressed area of south Memphis, TN.

Natureplex will expand the volume and selection of the low-cost, primary need over-the-counter (OTC) products it sells to predominately low to moderate income individuals at value retailers such as Walmart, Dollar General, and Dollar Tree. These products are used to treat conditions such as rashes, cold & flu, first aid, wound care, and minor pain. All of Natureplex’s products are made in America by a dedicated team of professionals with strict oversight by the FDA.

Community Impact

130 new jobs created, doubling its current staff over 5 years.

100% of job openings are made available to Memphis workforce development agencies, such as Advance Memphis which trains and places workers from some of Memphis’ lowest income neighborhoods.

A new fully integrated food bank, tripling the size of their existing obsolete facility to feed a community where 1 in 4 children don’t know where their next meal is coming from.

The Project

Since 1970, Yolo Food Bank has battled hunger, malnutrition and inadequate nutritional education in Yolo County, California. In this designated food desert, nearly 20% live below the Federal poverty line.

Today, the new 36,000 square-foot, solar-powered Yolo Food Bank operates with three-times the warehouse space, four-times the cold storage space, and modern, automated equipment, enabling it to serve approximately 55,000 residents each year – a 100% increase. This represents 25% of the Yolo County population.

With its additional space, the new Yolo Food Bank is working to expand other vital programs, including:

Nonprofit Nutrition Center – An in-house market, where nearly 70 local food pantries/closets, homeless and domestic violence shelters, senior meal delivery programs, healthcare providers, colleges and universities, migrant centers and more select food to use in their outreach and anti-hunger programs.

Kids Farmers Market - a weekly after-school program that now serves more than 2,750 students at 21 Yolo County public schools, serving low-income families. Kids are now receiving nutrition education, workshops with local farmers, and physical activity. There is also a produce market specifically for preschool and elementary students.

Yolo Grown – a partnership with local farms and seed companies to grow produce year-round for Yolo Food Bank using sustainable farming practices. The program is growing from just over 502,000 pounds per year to approximately 1 million pounds per year.

Stony Creek Colors’ (Stony Creek) is a 9-year-old manufacturer delivering the most reliable and sustainable plant-based colorants sourced from renewable indigo crops grown by small and medium size local farmers. These dyes are displacing synthetic textile dyes, which are a leading cause of industrial wastewater pollution.

In 2016, the company leased and outfitted a 12,000 SF production facility (with the ability to expand to 80,000 SF) housed in the historical Conwood building, an old dormant tobacco processing plant. The project will activate the remaining space, growing production to 6 million pounds by 2021, up from 1,500 lbs. in 2017.

Community Impact

Estimating annual reduction of 2.3 million gallons plus 2.2 million pounds of hazardous chemicals, enough to fill the equivalent of 145 railcars, compared to using synthetic dyes.

The Project

El Rio’s Southeast clinic opened in the summer of 2009 and within 10 years was serving 7,068 patients. While a relatively young building, the needs of the community had grown exponentially, and the clinic no longer had the space to meet the community’s expanded healthcare needs. The project rehabilitated 14,000 SF of the existing clinic and added 21,000 SF, bringing the total new clinic size to 35,000 SF.

Southeast’s success has come from providing culturally competent care, by meeting patients where they are, speaking to them in their language of preference, and acting on the social determinants that are negatively influencing their health. For example, in 2019 48% of all El Rio patients were best served in a language other than English.

In the new Southeast clinic, El Rio’s integrated health care team is able to provide a comprehensive suite of services including, on-site primary medical care, behavioral health services, dental care, laboratory, radiology, pharmacy, and new pediatric services. The clinic also supports referral services for specialty care, insurance eligibility counseling, nutrition and wellness programs, and a community room to support community gatherings.

Community Impact

Patient encounters increased by 154%, to 53,907 visits made by 5,914 unique patients.

New pediatric services added.

60 jobs created, many accessible to low income individuals through strong partnerships with area workforce training and development organizations.

True to its roots in the fight against HIV/AIDS, patients are also able to access a suite of specialty services including PrEP/PEP for HIV, Hepatitis C Services, LGBTQ Health & Wellness, Transgender Health Services, Women’s Health, and Medical Nutrition Therapy.

The Project

El Centro is Clinicas’ fastest growing clinic, serving a mostly low-income, migrant community. By 2017, the 12,000 SF clinic was unable to serve all the patients needing care nor provide the comprehensive suite of services patients required.

When considering a new clinic, Clinicas opted to build a 44,310 SF standalone facility with Pacific Medical Buildings (PMB). Looking to expand their financing capacity, Clinicas partnered with PMB who development the project to meet Clinicas’ requirements and needs. PMB will own the facility, providing a favorable discounted lease and buy-out option to Clinicas.

Today, in Clinicas’ new facility, more patients can be treated in more ways due to expanded medical, radiology, and behavioral departments and the addition of new services including dental, pharmacy, and ophthalmology. The additional space also supports an expanded internship program and room for Clinicas’ corporate headquarters.

The City of Las Vegas’ Ward 3 is one of the City’s most high risk areas and the target for improved medical and early childhood education programs. The project, Strong Start Academy at Wardelle, includes new construction of a 19,500 SF facility to house a new medical clinic and an early childhood education center (ECE).

The Strong Start Academy at Wardelle is adjacent to a new workforce housing development built by the Southern Nevada Regional Housing Authority. Residents of this complex will be one of the primary users of the new facility.

The ECE will provide free childcare to approximately 200 low income children each year. The new health center will treat an estimated 2,000 patients annually, providing high quality, culturally competent, and comprehensive primary physical and mental health care, as well as supportive services such as referrals to health provider specialists.

Faced with the shut-down of the only acute care hospital in the tri-Parish area, community members took up the challenge of replacing Riverland Medical, a 57-year-old deteriorating, obsolete facility that no longer met current health standards.

With renovation not an option, a new 80,000 SF facility was designed featuring modern equipment and services needed most by the rural, residents (approx. 40% low-income) of the Louisiana delta region.

Renamed Trinity Medical, the new center is a licensed 25-bed Critical Access Hospital, offering the only ICU beds in the region. Also available are surgery services that the vast majority of rural hospitals don’t offer, including general surgery, urology, gynecology, colonoscopies, and eye surgery.

To treat the whole person, Trinity Medical provides inpatient and outpatient therapy including physical, speech, and occupational therapy; an Intensive Outpatient Psych program; an active laboratory; and radiology services including general radiology, mammography, CT, and ultrasound.

The Morgan Wonderland Multi-Access Center (MAC) is a 165,000 SF one-stop services center working to improve the disjointed health and social services care available to special-needs individuals. Over 40 non- and for-profit community providers will join together under one roof to provide a unique service delivery model that is comprehensive, complementary, and synergistic in order to achieve better outcomes and reduce costs.

Specially-trained staff, called Navigators, and a purpose-built electronic platform are at the heart of this new care model, coordinating the assistance each individual and their family needs.

FQHC CommuniCare will provide primary medical services tailored to special-needs individuals. Other medical services not offered elsewhere also will be available, including sedated dental procedures, optometric exams, audiological testing, and blood-drawing services. Therapy services, including physical, occupational, speech, recreational, massage, behavioral and others, round out this comprehensive approach to health care.

Fostering independence will be a key focus of the MAC, with Job Training and Placement Assistance targeting employment for 2,000 special-needs teens and adults annually. Navigators will also offer support to find suitable group or other residential housing. Additional non-medical services include Dietary and Nutritional Education and Social, Legal, and Peer Support.

Family-owned, Mississippi-based Jones Companies (Jones) has a strong track record of working to revitalize rural areas of Mississippi by creating jobs with good wages and training programs that drive wage progression.

Seeking to expand its lumber milling operations, Jones acquired, renovated, and equipped an existing 200,000 SF lumber mill plus 75,000 SF of out-buildings in Natchez, an area with 31% poverty and unemployment nearly 2 times the national average. The project allowed the mill to add two additional lines running 24 hours a day, substantially increasing production and generating economic activity in this disinvested rural community.

The Project

Since 1991, Imperial Valley Food Bank (IVFB) has been at the forefront of Imperial County’s efforts to ensure that all County individuals receive nutritious foods essential to sustain basic human needs and education to improve their quality of life. However, IVFB’s facility had become obsolete, unable to keep pace with the county’s growing food bank needs, and new food safety regulations were making their facility non-compliant.

Using NMTC’s, IVFB constructed a new 28,000 SF facility that allows them to continue meeting the needs of a community where 17% of residents and 33% of children are food insecure. This new capacity is increasing the number of people served by over 20%, volume of food distributed by 50%, and nutrition education by 75%.

The modern, accessible, and comprehensive replacement facility includes efficient loading docks, expanded freezer and food storage space to ensure food safety, education and gardening areas, and a new teaching kitchen, all able to support over 22,000 individuals monthly.

From the new facility, IVFB is also able to support over 100 local agencies, operate a mobile food pantry (serving 8 rural communities), and serve as a designated disaster food storage facility in case of a small or large disaster in Imperial County.

The Project

The American Cancer Society’s Hope Lodge program provides a free home-away-from-home for cancer patients and their caregivers. More than just a roof over their heads, it’s a nurturing community that helps patients access the supportive care they need as they undergo cancer treatment.

The Jackson Hope Lodge is located near leading cancer treatment facilities and provides 32 rooms for patients and their caregivers. In addition, it provides fully equipped community kitchens for food storage and preparation, gathering areas/great rooms and community dining rooms, free laundry rooms stocked with supplies, reflection or meditation spaces, a library, TVs, and computer access.

Committed staff members provide a nurturing and safe environment for guests, while a dedicated team of approximately 20 volunteers frequently cook and provide meals to guest and ensure a comfortable stay.

The Project

The YMCA of Snohomish County, Washington has operated a facility in Everett, WA (Everett Y) since 1901. Market studies demonstrated that a new YMCA in a new location (1.5 miles south of the original location) could increase those served from 10,000 to 30,000 people per year.

The new 60,000 SF facility is state-of-the-art, including a large gymnasium, indoor track, dedicated cycle studio, two group exercise studios, a large aquatic center, nutrition kitchen, and generous cardio floor with new equipment. In addition, the Everett Y serves as the home for the Big Brother Big Sisters of Snohomish County and offers innovative, on-site partnerships with:

Providence Medical Services to provide physical and occupational therapy

Everett Public Schools to enable the local high school swim teams use of the Y’s aquatic center for practices and swim meets

City of Everett to construct a new neighborhood park on the Y’s property, an area that had been officially designated as a “Park Deficit Zone”

The Project

Two of El Rio’s existing clinics had grown obsolete and needed replacement. After comprehensive planning and community input, El Rio designed a state of the art, 48,990 SF medical facility, increasing both services and patient capacity.

With the creation of the Cherrybell clinic, El Rio’s integrated health care team now provides a breadth of services including primary health care services (pediatric and adult), mental health and substance abuse treatment, as well as enabling services such as clinical case management and assistance with housing and other social service needs. In addition, it provides special programs to engage and treat a large homeless population and HIV/AIDS patients.

Community Impact

14,190 unique patients treated across 48,122 visits.

140 jobs created, many accessible to low income individuals through strong partnerships with area workforce training and development organizations.

65 construction jobs created.

Cherrybell is a teaching and training facility including direct training programs for medical and dental students as well as residency training in family medicine.

The Project

For more than 60 years, UCP of Central Florida (UCP) has reimagined the way schools can reach every child through customized instruction, multi-disciplinary approaches, and cultivating inclusive communities where children of all abilities are valued and inspired to reach their full potential.

UCP’s classrooms are structured to blend children with and without disabilities, providing opportunities to learn, play, and grow together. As a result, children develop empathy and empowerment at an early age.

UCP’s positive results have increased enrollment demand at its West Orange campus, creating a waiting list of over 100 students, a third more than the current school can handle. A new, 25,000 SF West Orange Campus will make UCP’s successful model of supportive, inclusive learning a reality for 315 (+149) children and expand outpatient Physical/ Occupational/Speech Therapy service capacity by 40% to 147. In both programs, a strong majority of children are expected to come from low-income, minority homes.

Community Impact

The new facility includes the expansion of UCP’s successful teaching model that combines individualized learning, onsite therapy, and an open, inclusive environment for children with and without disabilities.

The project will increase annual student enrollment to 315 (+149), eliminating waitlist of over 100 Pre-K ECE to 6th grade children, the majority of whom are low-income and minority.

Increase capacity for Physical/Occupational/ Speech Therapy clients to 147 (+42).

Create/retain 65 school-based jobs and 100 construction jobs.

Ensuring a strong educational foundation through the renovation/new construction of two schools serving 1600 students including targeted curricula to help every student prepare for their future.

The Project

A lack of investment over the past 40 years has left East Jackson, TN suffering from high poverty (60+%), unemployment (3.4x national average), and urban blight. Jackson also lags the State of Tennessee in economic health.

Leaders in Jackson recognize that quality schools will be integral to the stability and growth of this revitalized community. As one symbol of the City’s commitment to rebuilding East Jackson’s predominantly African-American community, the new JCM Middle/High School will be built on the campus of, and named for, the historic Jackson Central Merry High School (JCM), the first desegregated school in Jackson.

At the new and renovated 132,870 SF JCM approximately 800 students will participate in one of four programs designed to provide nationally-recognized skills credentials and/or an A.A. degree in addition to a high school diplomas – all free to the students and their families.

Concurrently, a new 58,800 SF Madison Academic Magnet School (MAM) will be built on the campus of the University of Memphis-Lambuth. Students will take all honors, AP, and dual-enrollment classes at the University and receive college credits. To increase opportunities for low-income youth, 150 (25%) of the seats at MAM will be reserved for students living near the school in a neighborhood with a poverty rate of 37%.

Together, these two schools and their career-focused curricula will (1) prepare low-income youth for careers that will lift them out of poverty, (2) provide a skilled workforce ready to meet the needs of Jackson’s growing business community, and (3) serve as an anchor to solidify families and local Jackson neighborhoods as community redevelopment transforms them.
